Las Vegas Casino Operators Detail Major Renovations and Expansions

Las Vegas casinos announce renovations and expansions: MGM, Caesars, Wynn, and more plan hotel upgrades, suites, and new entertainment.

Earnings calls from casino operators offer several benefits. The primary purpose of these calls for public companies is to provide financial information to stock analysts, facilitating the sale of company shares.

For those not involved in investing, these calls provide a glimpse into casinos’ future plans. This is where rumors are confirmed and where news about upcoming projects is released.

While not all Las Vegas casinos offer this insight, the companies with the largest market share typically do. While stock analysts focus on the financials, leisure travelers can learn what to expect during future visits to Las Vegas.

During the most recent round of earnings calls, Las Vegas casino operators detailed property expansions, hotel room renovations, casino floor remodels, and more. They also provided updated timelines for previously announced projects.

MGM Resorts plans luxury room upgrades

MGM Resorts recently completed a $300 million renovation of all 4,212 rooms and suites in the main tower of MGM Grand. The project took most of the year, and the company is preparing the next round of Las Vegas hotel upgrades.

Next are room renovations at two of its three luxury hotels: Aria and The Cosmopolitan. MGM updated the rooms at its other luxury property, Bellagio, a few years ago.

Renovations at Aria are expected to begin late next year and wrap up by the end of 2027. Once those updates are complete, MGM plans to move on to The Cosmopolitan in 2028.

Specific renovation plans have not been revealed for either property, but will likely focus on the main hotel towers. The company last renovated Aria’s Sky Suites in 2002 and refreshed The Cosmopolitan’s Chelsea Tower Penthouses earlier this year.

Fun MGM fact: Excalibur and Luxor received the old furniture from MGM Grand and Bellagio, respectively.

Hand-me-downs are a practical way to upgrade hotel furniture for value properties. It’s unlikely MGM would pay more for similar furnishings for its hotels with the lowest room rates in Las Vegas.

Caesars swapping hotel brands, adding dayclub

Caesars did not announce new Las Vegas projects during its most recent earnings call but reiterated several previously announced developments scheduled to open next year.

Earlier this year, Caesars said it would rebrand The Cromwell as the Vanderpump Hotel in 2026. All 188 rooms and suites at the boutique property will receive a long-overdue refresh. 

The rooftop nightclub/dayclub/pool complex will have a new operator, and at least one lounge will be renovated. The company has not shared a detailed timeline beyond saying the rebrand will take place early in the year. 

Construction began earlier this year on Omnia Dayclub at Caesars Palace, with completion expected in time for pool season around April. Visitors can view the buildout of the new pool area from the Strip.

Across the street at the Flamingo, its Strip frontage has been undergoing a major overhaul this year, adding new Gordon Ramsay and Vanderpump restaurants. That work will continue next year as the old Margaritaville space is converted into Luke Combs’ Category 10 Bar.

The new multi-level bar will open to both The Linq Promenade and the Flamingo casino, with a debut expected in fall 2026.

Wynn plans new Encore rooms and more

During its recent earnings call, Wynn confirmed that renovations of all Encore suites will begin in spring 2026. The project was initially expected to start earlier this year and should continue throughout 2026.

As with all room upgrades, higher rates are expected once the new suites become available. One of the main reasons hotels renovate is to increase revenue potential.

The company is also completing an overhaul of the Fairway Villas, which will reopen later this year. The members-only club Zero Bond is also slated to open before year’s end.

Wynn owns a large plot of land on the west side of the Strip. Plans for another hotel and casino have been on hold for more than half a decade.

Red Rock Resorts plots another Durango expansion while upgrades continue at Henderson Casinos

During its latest earnings call, Red Rock Resorts, the parent company of Station Casinos, confirmed that the current Durango expansion will be completed in December and announced another phase beginning in January.

The next phase will include a bowling alley, movie theater, space for 400 additional slot machines, new dining options, and entertainment venues. Construction should take about 18 months, with completion expected by mid-2027.

Room renovations at Green Valley Ranch are underway and should finish by mid-2026. The Sunset Station casino floor upgrade is also in progress and expected to conclude early next year. 

Red Rock owns six parcels of land throughout the Las Vegas Valley for potential new casinos. No new projects were confirmed, though plans were submitted in 2023 for a Henderson property.

Boyd has big plans for The Orleans

In 2024, Boyd Gaming announced the first phase of a major renovation of the Suncoast casino floor. That work should be finished next year, followed by smaller updates, including a new food hall.

The company will then turn its attention to The Orleans, its property closest to the Strip. Room renovations will begin in December, and Boyd said the casino floor will receive a major overhaul similar to the Suncoast next year, though no timeline or specific details were provided.

Construction on Cadence Crossing, a new non-hotel casino in Henderson, continues and is on track to open in the second quarter of 2026. Boyd is starting small with this property and has room to expand if demand increases.
